The site we were just staying on we could have had a high quality, well equipped, three bedroom/three bathroom villa with its own pool for £789.
In the same area, same time next year, commercially you're looking at around £2,900 for a quality unknown commercial rental same size with shared pool!
With private pool you're talking £3,200!

You are talking rental prices Merv which I can well understand the pricing. I was talking about he maintenance fees.

There is no maintenance fee in the usual timeshare sense. You just pay the user charge, effectively the rental charge, when you use a property. That covers everything. Cleaning, maintenance, heating, lighting, rates, any other local charges, linen and towels, toilet rolls, access to site facilities, (which where we were included outdoor and indoor pools - some private for villas, others shared - tennis courts, crazy golf, table tennis, gym, sauna, steam room, bowling green, petanque, children's playground, gardens, reception, a bar and restaurant - charged of course for consumption - activities including quizzes and aquarobics, etc.) the lot. And it is a no profit fee. Just covers the costs. So in my example of the villa the £789 is all you pay to use it.

So what is the X amount of thousands paid for to start with?
When we rent a holiday property in Devon for a week we're not far off the same rental rate as you, and it covers everything within the property, but I don't have to invest thousand of pounds as well.

I'm not qualified to properly fully answer that but essentially it operates like a life assurance policy. A percentage of the investment goes in set up fees like any other assurance. But the rest is then invested in the properties. So as well as holidaying you own part of it. As well as being able to use the properties you get units in the Bond whose value can go up or down dependent on the current values of the property portfolio. If you want out you can sell your units at the current price. So ignoring fluctuations in the market you only lose forever the initial charges. We've more than had the value of that back over the years, as the villa example I quoted shows. The properties really are top notch quality. You might well find a commercial offering at the same price but not like for like. It's not for everyone but we've never regretted the initial investment. It's been going successfully for over 30 years and continues to attract new people and open new sites so it must be doing something right.

A friend of ours had Alexa bought by her son for her birthday, so far she only uses it as a replacement radio, asking Alexa to play Radio 2, what do others do with it?

So far I think it's a brilliant bit of kit. Haven't worked out all it's features yet but music wise it is excellent. For the size I am very impressed with the sound. I've just ordered the rechargeable battery pack for it which will make it completely portable.

Had a drop or two here since early yesterday morning too but garden needed it to be honest but looking forward to sun again next week although will probably complain “it’s too hot”
Two weeks tomorrow will be off with family to Baltic - not sure what temperatures will be like there.
