Due to Lady Dark , getting a new job, we are moving house over the summer
so what are your sensible top tips for moving house:

Having worked in property in various guises for many years, the best advice must be Don't Do It !!

Pay for a full packing service from your removal company. It makes moving MUCH easier.

Move to Hull, buy a three bed semi and get change from a fiver. You would be near your nautical mate as a bonus.

Yes move to a cheaper area and not do what we did just before Christmas - move to a house half the square footage of our previous house, but which cost a shed load more money! And has eaten up a load more since then!

Go to the doctor and request a large bottle of valium then start practising saying to each other 'never again, I am never putting myself through this again'

Do NOT sign on the dotted line to commit for the new house until the money is showing in your Bank Account for the one you are selling.

You're a lucky man Dark Knight - we've just had a trip to that area, and we loved it.
So, tip no. 1 - limit the visits to Betty's.
Otherwise - have a house clearance company to get rid of everything except for valuables (jewellery and family photos); meanwhile go shopping and have everything delivered during the first couple of days in the new house. Book an hotel near the new house to cover the first few days - and have the decorators and floor fitters etc in.
Finally - book a cruise leaving about 3 weeks after moving in day.
Enjoy and very best wishes.

We have moved 8 times in our 31 years of marriage and we said our last move was exactly that but itchy feet syndrome has set in again. We have been here over 5 years now the longest we have been anywhere.

This is excellent advice from HK - we say every day that we are never going to move again. Although we had a fairly smooth time of moving in a chain of 3 and it only took from early December until 15th February, we found it very stressful after living in our previous home for 33 years. GillD46 cheered me up by sending me a message saying they were fairly straight after a couple of weeks. We think it has taken nearly a month but I am starting to see light at the end of the tunnel. We should have disposed of more things we really don't need or use; we should have written more information on the packing boxes so that we could find things more easily; we should have been a lot more realistic about what it would cost to have jobs done because we no longer want to do things ourselves - every bill that comes in makes me realise that we could have gone on a cruise for the price we are paying to have the jobs done. I've moved 29 times in my 46 years married! My only advice is to not string it out too much. I started packing 2 weeks before the move, sometimes 1 week before! The worst and longest drawn out move was to the next door house!!! It took ages to get sorted. I always found it easier moving to another country! Another difficult move was just after the twins were born, OH was in Ireland so had to do everything mysef, with 2 babies and a toddler!!!!

We seem to have had a "man" in, of one trade or another, almost every day since we got back from holiday in late January! It's costing us a small fortune, and a B I G chunk of our savings, but it is important to get it right. It's coming together for us now and by the time our building work is complete at the end of June will be finished - and hopefully worth the angst - and poverty!

I didn't realise there were so many people to tell you are moving
gas, electric, poll tax, water, sky, banks, pensions etc etc etc
bloody paperwork is going to be endless

We have ' MOB ' connections in Beverley .... where did you say you are going to live ?

Look on Quick and Clarkes site, Grundale Kirk Ella. It ticks all your boxes apart from possibly the garden.
The down side (for me) is that it is 100 yds from where I live.
