Council tax house banding

Got in today to find a letter telling me my house has now been put in a lower tax band. Good news I guess as I'll be paying less. But I've lived here for 17 years - does that mean I'm entitled to a fat rebate for all the extra I've been paying while in the wrong band? The new valuation is apparently based on house prices in 1993 - four years before I bought this house.

Unless there is a reason why your property has been reassessed then it would be worth asking the question as to whether you are entitled to a refund.

It may be that another property in the area has successfully claimed that they were in the wrong band and has been "re-banded" which is why you have as well. There were a lot of companies claiming to do this for you a few years back.

Yes, I'll give them a call tomorrow. I bet they'll have some reason not to cough up but you never know!

May l suggest that your opening gambit should go something like......Hello, l'm making an enquiry regarding whether l should be entitled to a housing band refund? The reason l ask is that l was in conversation with my friend who is the editor of the Daily Mail.........

Wow! I can't believe it. I rang up and was told yes, my refund was being processed and I will be getting £1,594.36!! The woman said: "Congratulations, this never happens."

I still don't know why, she did offer to put me through to another dept to find out but I'm just happy to be getting it.

Oh happy days!

Fantastic news. Wish we were rebanded, I can't understand why we are rated so high.

If that is the case then as I said before it is almost certain that one of your neighbours has successfully challenged the banding and therefore all properties will have to be re banded with the appropriate refunds. :clap:

On the downside however it is ' possible ' that this could cause a reduction in the value of your property else make potential purchasers wonder if it is overpriced.

Cheers all, and, yes I think someone must have lodged an appeal. I'm not planning to move in the near future so I'm not too worried about the resale value of the property.

As for what to do with the money - I'm having a new kitchen so it will make a nice dent in the cost of that.

It is nice to hear that councils accept that they can make mistakes.

Well done to the people who started this chain, how many times do we take things for granted and do nothing about it.

The downside is, of course, that everyone who pays Council Tax to your council will eventually have to pay for the refunds so Council Tax will, in all probability, go up in the future.
